HOW CAN I SEE A RENTAL UNIT?
Please use our contact us request to submit an interest in viewing one of our listing call or office at 229-241-1885 or text us at 229-234-1033 to make arrangements for a personal viewing. In some cases like our referral program or a vacant new construction you will need a valid driver's license and a $20.00 key deposit to go view the property on your own.
HOW IS YOUR APPLICATION PROCESS?
It is a $35 application fee per adult in the household. We do pull a credit report and back ground check. The combined income must total 3 times the rent amount. You cannot have any evictions within the last 7 years. Your combined collection accounts cannot be more than the total monthly rent amount.
HOW MUCH IS THE SECURITY DEPOSIT?
Security deposits vary by property, minimum required security deposits are listed on the property's listing and can be up to double based on the outcome of the rental application.
WILL YOU ACCEPT A DEPOSIT TO HOLD A PROPERTY?
ValdostaSOLD will take a property "off the market" and hold it for you for 3 days. This requires a completed application and a holding deposit from you in the form of cashier check or money order. If property is not rented by tenant, the holding deposit will be returned minus the prorated rent amount for the number of days off the market and a $150 administrative fee. After 3 days the holding deposit is non-refundable.
HOW ARE PAYMENTS MADE?
All deposits, as well as the first month's rent, must be paid by a cashier check or money order. Thereafter, rent must be paid either automatic bank draft, military allotment, online at the rental portal, check or money order at our office at 3314 Bemiss Rd, Valdosta, GA 31605 by the 3rd of each month to avoid late fees. If tenant's only income is non-employment, the tenant is required to set up automatic bank draft.
DO YOU TAKE SECTION 8?

HOW ARE SECURITY DEPOSITS HANDLED?
The tenant's security deposit, upon move out, is handled in accordance with Georgia Landlord/Tenant laws. ValdostaSOLD will complete a written inspection of the property after the tenant has removed his personal property. The full amount, a portion thereof, or none of the deposit will be returned to the tenant, depending upon the condition of the property. ValdostaSOLD will, within 30 days, send the tenant a written report and a check for any refund due.
DO YOU RENT TO COLLEGE STUDENTS?
Yes, with owner's approval and if student meet all other requirements with a signed Parent/Guarantor Agreement for Responsibility letter on file or Parent as co-signer..
DO YOU WORK WITH OTHER RENTAL COMPANIES?
Yes, we do. If you see a property you like but it is listed by another company, please still trust ValdostaSOLD to help you with all your leasing needs. This is a feature that we have that stands out from the other companies. Through our Brokerage referral program we can send and take referrals from other real estate companies.

WHAT IS FULL SERVICE PROPERTY MANAGEMENT?
Full service property management includes monthly collection of rents, administration of eviction notices and lease enforcement, lease renewals, periodic inspections, and yearly operating statements. Full service also includes handling maintenance requests and emergencies with care, contacting the owner when necessary, as well as negotiating prices with qualified vendors.
WHAT NEEDS TO BE DONE TO PREPARE A PROPERTY FOR RENT?
The property should be in the best possible condition to attract a quality tenant. Paint should be in good shape with marred or dirty areas touched up. Neutral colors for walls and floors are best. Blinds or shades are ideal window coverings. The home should be "detailed" clean and the yard in excellent shape.
HOW DO I DETERMINE THE RENTAL AMOUNT?
The competition determines the rental amount. As experts in the field, ValdostaSOLD knows the market and the competitive rental ranges for your property. If the property is marketed too high the unit will be vacant much longer. If it is marketed too low, it may be one or two years before your rental price becomes competitive again.
HOW DO YOU MARKET THE PROPERTY?
Once the Owner Agreement is finalized, your property is immediately added to our rental availability list, web sites and a yard sign is placed in the yard.
WHAT ARE THE POLICIES REGARDING PETS?
Statistics indicate that 75% of renters own pets. Restricting pets reduces the number of available qualified tenants. Pets will be screened and pet references checked out. In general, a well behaved cat or dog causes little wear and tear on a home and yard. A non-refundable pet deposit is always required for cleaning/misc costs.
IS IT POSSIBLE TO REFUSE TO RENT TO FAMILIES WITH CHILDREN?
In federal, state, and local Fair Housing regulations children come under the protective class of" familial status". It is unlawful to discriminate against children unless the property is located in a qualified "age-restricted" community.
WHAT IS COLLECTED FROM THE TENANT UP FRONT?
First month's rent, a security deposit and any misc deposits (i.e. pets).
WHO HOLDS THE TENANT'S SECURITY DEPOSIT?
All tenant security deposits are held by ValdostaSOLD, in a separate Trust account registered with and monitored by the Georgia Real Estate & Appraisers Board as required by Georgia Real Estate Law.
HOW MUCH DO YOU CHARGE FOR PROPERTY MANAGEMENT SERVICE?
Our standard property management fee is 10% of the monthly rent. In thanks for their service, we offer active duty military members a discounted service of 8%. We also offer discounts to owners with 5 or more properties.
ARE THERE ANY CHARGES FOR PROPERTY MANAGEMENT WHILE MY PROPERTY IS VACANT?
The fee is based on the rent received only. So, if your property is vacant, there are no fees.
AS A PROPERTY OWNER, WHEN WILL I RECEIVE MY RENTAL INCOME?
For rental payments received on-time, we process owner payments on the 15th of the month (weekends, holidays, or late rental payments can cause short delays in our processing). NOTE: Those owners signed up for electronic deposits receive their payments first. On average, electronic deposit owners receive their monthly owner payments 7-10 days faster than owners who wait for physical checks to arrive in the mail.
HOW ARE REPAIRS HANDLED?
ValdostaSOLD is responsible for approving all maintenance requests. Tenants are required to submit all repair requests online and property owners will have access to all request. It is ValdostaSOLD policy to notify owners of all maintenance requests via email and/or online portal. Sometimes a request falls into the category of a maintenance emergency. Emergencies are scheduled immediately and the owner is notified at the first possible opportunity.
WHO PAYS FOR REPAIRS?
All standard maintenance service call fees are $65 when you are under our Full Service Property Management agreement. The owner will only be billed $65 for labor plus the cost of supplies which will be deducted from the next month rent payment. For major issues like; Plumbing, HVAC and/or Electrical repairs, the owner will be contacted with a quote and must pay those fees upfront. If it is determine the repairs are cause by negligence on the tenant behalf, the tenant will be billed for the repairs and the owner will be reimbursed.
WHAT HAPPENS IF THE TENANT LEAVES BEFORE THE END OF THE LEASE?
The tenant is responsible for the rent for the term of the lease. If tenants leave before the termination date they will forfeit their security deposit and ValdostaSOLD will notify the credit bureaus of their actions.
HOW DO I GET STARTED?
If you are not currently under contract with another property management or real estate company, we can begin right away. If you are currently under contract, you will need to terminate their services according to your agreement with them. We are happy to pick up keys, security deposits and necessary documents from the discontinued company. Once you have completed all necessary forms and returned those to us, we will get started.
