HOW CAN I SEE A RENTAL UNIT?
We require you to first submit an application by clicking on APPLY NOW at the top of this page after you have drove pass the property you are interested in. We will not charge your credit card the processing fee until you view the property (virtual or physically). An application is REQUIRED to view any of our properties. We will contact you within 24 business hours of submitting your application to set up a time to view the home. After viewing the property, if you decide to move forward with the application process, we will charge your credit card and complete the application screening process. If your credit card is declined for your application fee, we will withdraw your application.
HOW IS YOUR APPLICATION PROCESS?
It is FREE to submit your application via our portal. We however charge a $35 fee per adult in the household to access your payment history report and background check All occupants 18 years of age and older must submit an application. We only follow-up on completed applications, please make sure you complete your application in detail and provide all the required information. All occupants must complete the application within 1 hour of each other. We verify EVERYTHING and our application process may take a little longer than other companies. If your application(s) are not completed within 24 hours of submitting it, we will withdraw your application.
WHAT DO YOU LOOK FOR IN YOUR APPLICATION PROCESS?
We are a little different from other companies, we don't have a 3X income vs rent rule. We REQUIRE at least a 12 months verifiable work history for earned income (award letter for unearned income) and we look at your Debt to Income ratio. Pretty much what you have coming in vs what you have going out. We want to make sure you can afford to pay the rent each month and on-time, we have a strict on-time rent policy. We do not look at a credit score but your payment history. We look at landlord rental history and we verify all addresses for the past 24 months. We cannot move forward if you have had an eviction filing within the last 3 years on your record. If you have an unique situation, please make note on your application and we will review the details and make an executive decision based on the facts.
HOW MUCH IS THE SECURITY DEPOSIT?
Security deposits vary by property, minimum required security deposits is equal to the monthly rental amount and can be up to double based on the outcome of the rental application. Example: If the rent amount is $1200 a month, the deposit will be $1200.
WILL YOU ACCEPT A DEPOSIT TO HOLD A PROPERTY?
ValdostaSOLD will take a property "off the market" and hold it for you for 3 days. This requires a completed application and a holding deposit (security deposit) from you in the form of cashier check or money order. The holding deposit MUST be paid within 24 hours of an approved application. If the property is not rented by tenant, the holding deposit will be returned minus the prorated rent amount for the number of days off the market and a $150 administrative fee. After 3 days the holding deposit is non-refundable.
HOW ARE PAYMENTS MADE?
Rent must be paid either automatic bank draft, military allotment or online at the rental portal ( EFT) by the 3rd of each month to avoid late fees. Rent is due on the 1st of each month, late on the 4th of each month and we file evictions on the 6th. We have a strict policy with on-time rent payments. We DONOT take in person payments. We are not a full-time property management company and do not have an office staff. If tenant's only income is non-employment, the tenant is required to set up automatic bank draft.
DO YOU TAKE SECTION 8 OR HOUSING VOUCHERS?
It's a case by case basic depending on the property. Your voucher must be equal or more than the market rent amount and you must still meet all other rental requirements.
HOW IS IT RENTING FROM VALDOSTASOLD REAL ESTATE SERVICES?
We are a small company and take pride in all our properties and tenants. We enforce on-time rental payments and the upkeep of all our homes. All are properties are single family homes and we only rent to mature tenants that understand how important it is to maintain our homes. We DO NOT allow smoking and we DO NOT allow pets at any of our properties.
HOW ARE SECURITY DEPOSITS HANDLED?
The tenant's security deposit, upon move out, is handled in accordance with Georgia Landlord/Tenant laws. ValdostaSOLD will complete a written inspection of the property after the tenant has removed his personal property. The full amount, a portion thereof, or none of the deposit will be returned to the tenant, depending upon the condition of the property. ValdostaSOLD will, within 30 days, send the tenant a written report and a check for any refund due.
DO YOU RENT TO COLLEGE STUDENTS?
Yes, if student meet all other requirements.
